Question: Does a landlord have to store my left over belongings after a fuve day eviction

Answer: Yes. A landlord whose tenant has vacated a rented dwelling but left personal belongings in the dwelling is required to prepare an inventory and immediately notify the tenant of the location and cost of storage of the personal property by sending written notice by certified mail, return receipt requested, to the tenant’s last known address and to any of the tenant’s alternate addresses known to the landlord (A.R.S. 33-1370(D)). A tenant who is unsure as to whether the landlord has the tenant’s correct address should provide it to the landlord right away. The landlord’s obligation to store the tenant’s personal belongings lasts for 14 days after the landlord retakes possession of the dwelling (A.R.S. 33-1370(F)). The landlord is not required to store any perishable items (A.R.S. 33-1370(E)).
