Lease states landlord may terminate lease for any reason with 45 or 60 days notice? It also states tenant can terminate with 60 days notice but owe penalties and breach of contract. Is that legal in Arizona ?

When I was 18 I got a class 6 undesignated felony. I did my probation and got off it early. I turned in paperwork to the court to try and get it dropped down and it got denied. I am currently in my second year of ASU and have not been in any trouble. What can I do? I will not be able to get a job.

I signed a lease renewal in May 2019 that states (One year term), but the end date is incorrect, ending six months (November 30th) from the renewal date.
