I have raised my grandaughter since she was six months and she is now 7 yrs old. My son lives with me and has legal guardianship over her. Her mother came and got her two days ago stating she now wants to raise her. What legal grounds do I have or what can I do to obtain guardianship over her?

For 2 years the roof in my apartment leaks every time it rains ruining the wall, ceiling and flooring. My landlord calls in repairs to the same company to come back out because she says it's under warrenty. We've had them out 7 times and there's been mold. I am the biological father,a perternity test was done and I was in prison when she was born.I was to follow all D.E.S programs,But had to put it off til I took care of a fauls accusation in a fellony case-which got dissmissed.And now she was adopted out and I was not notified (but had no stable address). My Mother lived in and owned property in Sun City, AZ for about 30 yrs. She had two living children whom have had a rather toxic relationship. She had a living trust and her son is named Successor Trustee. In 2003 she suffered a small stroke and (while still mentally alert) she had a problem with her speaking ability. As a result, she retired as Trustee and named her son who divides his time between New Mexico and Alaska. Her son physically relocated her to New Mexico about 10 months before she passed in Feb. 2011. He had sold her property in AZ in Sept 2010 but moved all her personal belongings to his property in NM prior to that date. Her remains are interred in AZ. Which state would have jurisdiction if a probate proceeding is necessary? (i.e.- Say the Successor Trustee fails to act?)

My grandmother passed away 08/04/15, She had a living will and trust naming my mother and Uncle as the beneficiaries of her house. The house is paid off and the deed was never transferred into my uncle or mother's name. Now,my mother passed on 09/14/15. My mother did not have a will or trust. My uncle does not want the house and wants to leave it to me; but, my sibling,my mom's only son, says he is entitled to a third of the house?is this true or is my Uncle the sole owner of the house? The house is valued under $50,000

The house is under contract "as is", delay in closing (1 month, then 3 more months due to divorce not yet finalized). Owner-to-be is paying rent month to month. Without permission or notice has rectified plumbing, tree, electric situations and now wants seller-to-be to pay expenses. Since it is under contract "as is", does seller-to-be have to pay anything?
