My next door neighbor has a 4 yr. old autistic grandson who keeps throwing toys and small objects over the block wall into my back yard. He has also thrown a rock and smashed his mother's car windshield. You'd think they'd keep these projectiles out of his reach or supervise him better! I have small dogs who have already chewed plastic toys into sharp pieces, and I worry about them choking or getting hit in the head. What are my rights, and what can I do?

My Mother lived in and owned property in Sun City, AZ for about 30 yrs. She had two living children whom have had a rather toxic relationship. She had a living trust and her son is named Successor Trustee. In 2003 she suffered a small stroke and (while still mentally alert) she had a problem with her speaking ability. As a result, she retired as Trustee and named her son who divides his time between New Mexico and Alaska. Her son physically relocated her to New Mexico about 10 months before she passed in Feb. 2011. He had sold her property in AZ in Sept 2010 but moved all her personal belongings to his property in NM prior to that date. Her remains are interred in AZ. Which state would have jurisdiction if a probate proceeding is necessary? (i.e.- Say the Successor Trustee fails to act?)

I have just started to get my wages garnished agian from a car loan I had with a bank five years ago. I started a new job and was getting garnished from my last employment I had gotten my total down more then half and now that they have started garnishing at my new employment the total I owe has more then doubled off my original balance in which they sued me for in the beginging, my question is just how much intrest can a bank (not a collection agency) charge on a defaulted loan that is in the process of being garnished legally? I will end up being garnished for the next 6 years at this rate.

My mortgage is with Bank I am behind on my payments and now they have started foreclosure proceedings. Bank states that in order to reinstate my mortgage I have to go through their foreclosure attorney and pay the unpaid back mortgage of $7298 and various other charges that have been incurred by the attorneys office of an additional $1525. Bank will not allow me to make a direct payment to them for just the past due mortgage amount, they insist that I need to go through their attorney and their fees. Is this my only option? I want to stay in the home. What can I do?
