I have a Living Trust that has my daughter as the executor. I want to change it to have my granddaughter as the executor however the company that wrote up the trust says my daughter has to be present in order to change the trust. Is there a law that says she must be present?

I purchased a condo and garage in May 2015. Then went back to Oregon for the summer. When I returned my garage door would not open. I put the key in and manually opened the door to find some else's car in my garage. When I reported it to HOA they told me a mistake was made and the person whose car was in my garage was in Ohio and would return Nov1 2015. My personal items that were left in the garage were gone. What are my legal rights to reclaim what was legally mine and also how do I remove his car from my garage

My husband and I are getting divorced and have 4 children under the age of 12. We have not been able to reach an agreement on custody and temporary orders included that joint physical custody be granted. In addition, there are "parentling evaluations" scheduled . What is a "Parenting evaluation" and what kinds of questions should I expect? Will there be an opportunity for me to provide the evaluator with inforation? Thank you!

If I have legal sole custody of my child, what rights does the other parent have in regard to visitation? Other parent has never been involved, which is why I have sole custody and she has my last name, but he recently decided he wants visitation. He expects unsupervised visits and upon his availability. Also, what should I do to protect mine and my baby’s (15 months) rights? I’m assuming it’s not so simple to just come in and get visitation rights after not being involved at all for all those months.

My mortgage is with Bank I am behind on my payments and now they have started foreclosure proceedings. Bank states that in order to reinstate my mortgage I have to go through their foreclosure attorney and pay the unpaid back mortgage of $7298 and various other charges that have been incurred by the attorneys office of an additional $1525. Bank will not allow me to make a direct payment to them for just the past due mortgage amount, they insist that I need to go through their attorney and their fees. Is this my only option? I want to stay in the home. What can I do?

I had a pipe bust on Thursday and my place was partially flooded kitchen/bathroom. I have not heard from the property management on what is going on. the person I have communication with is the restoration/ guy. the landlord was notified that our cooler wasn't working and has still done nothinbg. for two weeks we had to sleep outside because the house was between 115 and 122 degrees inside. now they say the cooler is fine pay the rent. what can i do?
