QUESTIONS

  • We have lived here in an apt. type setting for 11 months. We are curious if we can break our lease based on several factors. One being that our dryer, which they supplied, has NEVER worked and shocks us (safety issue). We've complained on several occassions (including the month we moved in). Nothing has been done, and now we can't use our dryer. Or, the fact that there wasn't for at least 7 months, common area lights outside. Now there are....or the fact that my husband fell down in an area on the complex with no lights (outside apt. complex). HELP!
  • In a new rental, pet urine smell is very strong, when entering the home. Management rep had stated over the phone that the carpets have been professionally cleaned and has proof, the smell is still overwhelming. Does the property owner have to replace the carpets? is this a cosmetic or sanitary issue?
  • I moved out of an apt without having a walk through but I took several pictures. Two weeks later I received a letter stating they were keeping my pet deposit and that I owed them an additional amount of money. I disagree with some of the charges they have. How can I dispute this and what is my time limit? They have given me 30 days to pay before sending to collections. Also, can the landlord charge for painting the interior? I even filled in any holes made from hanging pictures. Don't they have to paint anyway?
  • I have a daughter who just graduated high school and is going to be 18 in 3 weeks. I am moving out of state be for then. Is there any way for her to get her own apartment. She is also a full time college student and a part time worker. she makes enough to pay rent with no worry what so ever.
  • what are the income guidelines
  • I co-own property in CA. There are 3 of us still living on the title, myself, my brother and 1 other lady. I need to sell at least my portion ASAP, but cannot get the woman to even acknowledge my attempts to contact her. I spoke to her once and she seemed very nice and said she would help in any way. Since then she has not answered any of my calls or letters. My question is, do I need a lawyer to help convince her to co-operate, and if so, do I need to get one in AZ. or CA.? If I don't need a lawyer, can you please tell me where I can get help with this matter. She lives in CA. Thank-you.
  • How long does the Landlord/Property Owner have to secure personal property accidentally left by the Renter at the time of moving out.
  • I am married with one child and carry my maiden name. I would like to hyphenate our daughters last name to show my maiden name and her father's last name. Can I do that?
  • My wife and i separated(not legally) about a year ago. She claimed she couldn't find work in Arizona. She asked for my permission to take our kids to texas for a few months to work and save money. She has sinced refused to return the kids and come back to Arizona. We both signed and had notary stamped a written agreement but she failed to honor it. She has no work currently but yet will not return our boys. Any help or council would be appreciated. I plan on filling divorce in arizona and petition shared custody in the next few days. What can i do to get my kids back?
  • Tenant has been on property for four months on a month-to-month lease. I wish to terminate his lease by giving him a 30-day letter at the first of the month stating ....In accordance with your lease and applicable sections of Arizona Rental Law, this is your notification that your lease will terminate on 1 ___, 2015....." Must I give a reason other than month to month lease? Must tenant reside on property for more than a year before this termination is possible?? Thank you for your assistance
