Is a washing machine considered an appliance that a land lord must replace if no longer working? Are they able to include no longer replacing appliances in the lease contract? Or indicate the tenant must come up with $100 and they replace it?

we ,my mom me and sister live in a mobile park that came under new management as of resent. we payed $25.000 dollars for a 99 year lease. the new owner has ran most out and is now trying to close the park.... she put a sighn on the front of the park with closer date. there has been no paperwork served to any residents on why or who gives her the right to cancel a payed for lease {without any reinbursement} how can i stop the madness and injustice being brought-on bye her. what legal paperwork court judgement or anyother documents does she have to provide.

My father in law had a stroke in April of 2013 and has been unable to pay his credit card debts including a home equity line of credit through State Farm. He owns a home here here in Phx but has since been relocated to be with other family members in Napa, Ca. in a group home. He receives his usual SS benefits and a small pension of $120 per month, he is also getting his aid and attendance from the V.A. The problem is this, all of his benefits go to his care and he is unable to pay his credit card debts. Since he is no longer living here we are paying his house payment along with the State Farm home equity line of credit since that is like a second mortgage I believe. My question is how do we keep the house in the family and eliminate his credit card debt? which is probably around $20,000. The house doesn't have any equity in it or if it does, it's not much. I recently received 2 notices, one from my HOA and one from an attoney's office saying that I have ignored a violation notice. I never received a any notice prior to the these notices and now that are telling me I own them $500 for notice and attorney fees. How is this fair? And what can I do?

I am not sure if anything can be done . My son who is 26 yrs old had his jaw broken, it was broken to two places and it was also dislocated. He had surgery and had a plate put in. His bit is not even now and he has what we believe is a small sharp bone sticking out where his jaw joins so when he bites this bone digs into the side of his jaw. he has already went to his follow up from the hospital and at that time he asked the Dr why this was with the bone and his bite and the Dr replied I did the best I could. Is there any thing we can do regarding this? did the hospital get the rite DR

Does a landlord have to store my left over belongings after a fuve day eviction

My daughters biological father has not seen her in over 18 months and has not reached out at all. He lives in New Jersey. My husband has been in her life and a full time dad for over 2 years. How would we go about terminating parental rights if the biological father is not on the birth certificate and has not been involved with her at all? My husband would love to adopt her, but I don’t know how to go about it.
