My father recently passed. He remarried 8 mos prior to his death. He had a will & a trust. In the trust, he left me & my brother his house which had balance. The will/trust states that his wife can live in the house "rent free" because it was supposed to paid off with the life insurance policy. It doesn't state that she has to pay the house off, but it is implied. However, it does state that she must pay the utilities, maintenance, property taxes, etc. She has yet to file the trust with the county, is giving $ to other beneficiaries & trading in his vehicle for new one. Probate or Trust Atty?

My mom was diagnosed with dementia and she received a civil summons from a credit card company. Mom only receives social security and has a very small monthly pension which are put into her checking account. She also has a small IRA from her former 401k which she is having to use for daily care services. This will most likely be depleted soon. Given her current state, we are unsure about what to do. Can you provide some direction? I have read they can put a lien on her checking account. Thank you.

Have Lived at the same complex for the past 3 years. The complex has new owners for the past several months. Old management used to give me (at my request) a copy of my check with the stamp and /or signature of received. Deadline to pay the rent is the 3rd of each month. Now the new management refuses to hand me a receipt before the 4th of the month. My question is, where is the proof that I handed the check to them in time to avoid late fees? There lot of rumors among neighbors that they are trying to scare people out to renovate more units and raise the rent. What are my rights? Thank you.

I'm 63 and pay rent and have a lease in a senior apartment. The landlady is allowing the tenants next door have their non-senior daughter and 2 grandchildren live next door for free for a year and on top of all the chaos and noise from the kids and extra friends and family constantly coming and going this is not the senior living that the landlady advertised when i signed a lease. and to make matters even worse the woman with the 2 kids is a convicted thief . allow the tenants have open mailboxes which makes it extra stress. i try talking to the landlady for a yr. and im being ignored. help!

The downstairs neighbor keeps complaining to us & the office that we are making loud noises at night. We continually tell them its not us. We told the complaining neighbor to call the police or on-site security next time so there will be an 3rd party witness. She didn’t. She came up and complained to us again and we told her everyone but 1 person was sleeping and to call the on-site security. She went to the office and complained. Each time she complains they call/contact us as if we are guilty even though we aren’t. At what point does it become harassment by both accusing parties?

I have a service dog and was recently informed that my apartment cannot charge me rent for him. However, at the time of my move in, I was unaware of this and the landlord did not make this known to me so I have paid $20 a month pet rent for the past two years. Am I entitled to reimbursement? They say it was not their responsibility to inform me and that they are not obligated to inform tenants of this exception. And that it was my responsibility to know this about my dog and to inform them. They are no longer charging me as of July as I have now documented that the dog is exempt

I am defending myself in a case. I have a witness who gave a recorded statement to my insurance company. The witness gave permission to my insurance company to release the recording to anyone wishing to investigate the incident. Can I use this recording in court as evidence? Does the witness need to be present in order for me to use the recording? The witness may not be able to appear in court and that is why I am asking.
