  • My landlord has yet to return my security deposit. She keeps saying "I'll do it soon" but doesn't. I don't think she has much intention of returning it soon. In her lease, it states she has 30 days to return security deposit, I was unaware that in AZ she only has 14. Since I signed her contract, do I have to wait the full 30 days or does AZ Law of 14 business days trump that?
  • My sister’s landlord accepted my sisters money orders for rent, but did not cash them or pay the management co. They are now trying to charge her late fees or evict. My sister got the money orders back. They are all dated as proof of payment, but the company is insisting she pay the late fees. They have a court order for eviction. What are her rights?   • My Park charged me a $5 per day late fee on unpaid late fees. Is this legal in Arizona? The park applies any payment made to the amount due, thus guaranteeing that any payment made that is less than the entire amount owed will be subject to late fees for the entire time additional money is owed. I believe there are laws preventing that practice for mortgages but I'm unsure about rentals or leases. Shouldn't payments first be applied toward the monthly rent or lease and then any additional payment be applied to late fees? And isn't it illegal to charge interest or fees on late fees?
