Question: I rent to own mobile home, the sewer line is connected to a sewer tank that comes with trailer, since the trailer is set doesn't the sewer lines need to be connected directly instead of the tank. Who's responsibility is it to fix it?
Answer: The Arizona Mobile Home Parks Residential Landlord and Tenant Act states only that it is the responsibility of the landlord to “provide the required sewer and utility connections” (A.R.S. § 33-1409; see also A.R.S. § 33-1434). Unfortunately, the Act provides no more detail than that. Ordinarily, the terms of the rental agreement between the landlord and the tenant determine exactly who must do what.
