Question: I rent a mobile home in a park and the manager tells me it's not her job to deal with barking dogs or dogs running loose ? Is this true?
Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, mobile home park landlords are responsible for ensuring that tenants do not disturb other tenants. The Act states that landlords are required to “do whatever is necessary to put and keep the premises in a fit and habitable condition” (A.R.S. 33-1434) while tenants are required to “conduct [themselves] and require other persons on the premises with the tenant’s consent to conduct themselves in a manner that will not disturb the tenant’s neighbors’ peaceful enjoyment of the premises” (A.R.S. 33-1451).
