Question: What are the requirements for landlord (park owner) to provide adequate electric service to a mobile home?
Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, a mobile home park landlord is required (among other things) to “comply with the requirements of all applicable city, county and state codes materially affecting health and safety”; “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition”; and “furnish outlets for electric, water and sewer services” (A.R.S. 33-1434(A)). A mobile home park landlord who fails to do any of these things is in breach of the landlord’s legal obligations.
