Question: i'm in a 55 plus trailer park. the rules here don't apply to everyone. is this against the fair housing law

Answer: Depending on the nature of the “rules” involved in the controversy, some rules may not apply to every individual tenant. The Arizona Mobile Home Parks Residential Landlord and Tenant Act (A.R.S. § 33-1401 et seq.) provides certain minimum obligations that landlords must adhere to, such as not demanding excessive security deposits. A.R.S. § 33-1431(A). However, many other “rules” (terms of contract between landlord and individual tenant) can be negotiated in the lease agreement, so long as they do not violate Arizona or federal law.
