Question: i called for an after hours air conditioning issue month ago and tech found no problem even tho i couldnt get unit to come overnight i am a renter property manager wants me to pay the bill

Answer: Under the Arizona Residential Landlord and Tenant Act (ARLTA), landlords are required to “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition”; “ maintain in good and safe working order and condition all ... air-conditioning and other facilities and appliances ... supplied or required to be supplied by him”; and “supply ... reasonable air-conditioning or cooling where such units are installed and offered, when required by seasonal weather conditions...” (A.R.S. 33-1324). However, ARLTA does not address who should pay for an after-hours service call that proves (or at least appears to prove) to be unnecessary. If the rental agreement says nothing about the procedure by which tenants must make requests for required repairs in such situations, then the law leaves it up to the tenant and the landlord to reach a mutually satisfactory arrangement on their own.
