Answer: The Arizona Residential Landlord and Tenant Act contains no specific rule about this. What the Act says is that the landlord must (among other things) “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition” and “maintain in good and safe working order and condition all ... plumbing ... and other facilities and appliances” (A.R.S. 33-1324) and that the tenant must (among other things) “keep all plumbing fixtures in the dwelling unit or used by the tenant as clean as their condition permits”; “use in a reasonable manner all ... plumbing ... and other facilities and appliances”; and “not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises or knowingly permit any person to do so” (A.R.S. 33-1341).
