Question: Ok thank you for this opportunity to ask a question. To add a parking spot covered that is a extra $15 or so a month. Can the landlord demand a new lease with the parking option? We don't want to start a whole new lease and that shouldn't be allowed it doesn't seem fair. The spots are always available they are not a high demand option
Answer: If a current rental agreement says nothing about a specific amenity such as covered parking being included or even optional, then the landlord has no obligation to offer that amenity to the tenant, and, therefore, may, in theory, ask the tenant to enter into a new rental agreement in order to obtain that amenity.
