Question: Is it legal for my landlord to put on the lease that I am responsible for the repair or replacement of the house's appliances? Stove, fridge, washer/dryer. They are not new.

Answer: Under the Arizona Residential Landlord and Tenant Act, the landlord and tenant of a single-family dwelling may agree in writing that the tenant will be responsible for “specified repairs, maintenance tasks, alterations and remodeling,” but any such agreement must be accompanied by what the law calls “adequate consideration” (A.R.S. 33-1324(C)). In other words, the landlord must give something of value to the tenant in return.
