Question: I live in an apartment. If my a/c goes out and its not cooling How long dose the landlord have to fix it so that its cooling agian

Answer: The Arizona Residential Landlord/Tenant Act puts the burden on you to take action to make sure the landlord lives up to his obligations.  Arizona Revised Statutes, Section 33-1324 requires the landlord to maintain the apartment in a fit and habitable condition.  That includes a working air conditioner in the Arizona heat.  A.R.S. Section 33-1361 provides your remedy if the landlord does not fix the A/C promptly.  You are required to deliver a written notice to the landlord of the broken A/C and inform him that if he does not fix it within 5 days, the rental agreement will terminate.  (A/C in Arizona summers is considered an essential service under 33-1324).  The written notice must be delivered by hand or by certified or registered mail.  If you want to find the statutes pertaining to your situation and read them to get more information, go to http://www.azleg.gov.  Look under the heading for legislative council at the top of the page and you will find the statutes.
