Question: Is my landlord required to provide screens for the windows in the apartment?

Answer: If the rental agreement expressly states that the landlord is responsible for making certain repairs, then the landlord must make those repairs. If the rental agreement is silent about what repairs the landlord must make, then what the Arizona Residential Landlord and Tenant Act says is that the landlord must “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition” (A.R.S. 33-1324). Ordinarily, the provision of window screens is not considered to be essential to the fitness and habitability of a dwelling, but the tenant may wish to make a written request of the landlord nevertheless, especially if the lack of window screens is particularly hazardous in the context of the specific dwelling in which the tenant resides.
