Question: How long does a landlord have to fix a broken air conditioner once they have written notice?
Answer: Arizona law says only that such problems must be fixed within a “reasonable” period of time. In many cases it also depends on precisely what the written notice said (for example, whether or not the written notice described the problem in detail, made a specific request, and/or set a clear deadline for completion of required repairs). For an “essential service” such as air-conditioning, which landlords usually are required to provide – single-family dwellings may be exempted through the rental agreement – landlords must make the required repairs as soon as possible.
