Landlord and Tenant Rights and Responsibilities

questions & answers

Question: I have rented a room in a house for the last 2 years. I have never had a lease or rules & regulations given to me either. Can my landlord tell me I can't have company over? Company is my kids, 41, 36 and 35

Answer: Your rights would generally be governed by the Arizona Residential Landlord Tenant Act. I recommend you review it. It can be found here: http://www.azhousing.gov/ShowPage.aspx?ID=484&CID=11 In general, while a landlord may by agreement limit the individuals and number of individuals who may reside in a rental property, and while you may be liable for the acts of your guests, I am aware of no right to stop you from having company over. This would seem to interfere with your right of quiet enjoyment to the property in which you reside. I wish you the best.
