Question: Our insurance was cancelled for our rental unit. The carport needs to be repaired. The tenant has two cars that are broken under the carport. Legally he's allowed to have these cars on the property. He has been asked in writing to remove them and why and has not. What can we do?
Answer: The first option would be to try and talk this out. Next, whether he has the cars "legally" per the lease or not, you should notify him that you need to move the cars to make the needed repairs to the carport and move them yourself if he doesn't. Just because he is allowed to keep cars on the property doesn't mean he has a specific right to keep them under the carport, unless the lease says that. Once removed, they would still be on the property, just not under the carport.
