There are several restrictions on the actions that landlords and tenants may take regarding each other and restrictions on terms that can be lawfully included in a lease agreement. However, the law permits the landlord and tenant to establish most of their own terms in their contractual lease agreement. A.R.S. 33-1314. http://www.azleg.state.az.us/FormatDocument.asp?inDoc=/ars/33/01314.htm&Title=33&DocType=ARS Whether a landlord has wrongfully evicted a tenant can only be determined with reference to the terms of the specific lease agreement, except in cases where a landlord acts in direct violation of a statute. If a tenant has cause to believe he or she has been wrongfully evicted, the tenant should consult with a licensed attorney for evaluation of his or her specific case.
