Question: We are tenting a beach house that is not in foreclosure yet but the landlord is not making her payments. We signed a 1 year lease. How long before the house will go into foreclosure? And when it does how long before we need to get out?

Answer: Since you mention a beach house, I'm guessing this home is not located in Arizona. I am an attorney licensed only in Arizona, so I cannot comment on the law applicable to the state in which the house is located. I do suggest that you look into the Protecting Tenants at Foreclosure Act as it provides relief for renters in homes that have been foreclosed (sometimes through the end of the lease, sometimes 90 days from foreclosure depending on the circumstances). You may also consider contacting a lawyer or lawyer service in the state in which the home is located. I wish you the best.
