Question: I live in a mobile home park and own the trailer, not the lot, and our landlord is saying that we have thirty days to show proof of insurance otherwise we'll get evicted. My question is can she legally force us to get insured when almost all insuranfr companies wont even touch trailers?

Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, mobile home park landlords are required to give their tenants at least 60 days’ advance notice of any new statement of policy (A.R.S. 33-1436(C)) and at least 30 days’ advance notice any added, changed, or amended park rule (A.R.S. 33-1452(E)). The Act itself does not say that mobile home park landlords cannot require their tenants to show proof of insurance.
