Question: I received a eviction notice on my door today giving me 24 hrs to get out of my moblie home. Yesterday they wanted to do an home inspection and enter my home but when i called and left several messages they never called back. If they told a particular payment from me within the last 30 days can they evicted me. They said they sent notice in the mail but they know my mailbox is broken. So i never received anything
Answer: Although a mobile home park tenant does have a duty to “comply with all obligations primarily imposed on tenants by applicable provisions of city, county and state codes materially affecting health and safety” (A.R.S. 33-1451), this is what the Arizona Mobile Home Parks Residential Landlord and Tenant Act (A.R.S. Title 33 Chapter 11) says about access (at A.R.S. 33-1453): “A. The landlord has no right of access to a mobile home owned by a tenant. B. The landlord and tenant may mutually agree, in writing, to give the landlord access.” If you have not done so already, you should contact an attorney immediately.
