Question: I am currently renting out my home to a couple and they have violated the rental agreement on a number or accounts. They have decided to make "repairs"/"upgrades" to my property without my authorization. They have a pet which is against the terms of the lease. They are also consistently late with their rent. Am I within my rights to given them a notice to vacate the property due to breach of the leasing agreement? If so, how many days notice do I have to provide?

Answer:  When violations happen referencing the contract and the Arizona Tenants Rights and Responsibilities Handbook would best address what happens if violated. Repairs or upgrades, pets, or late rent payment may require you to go through the eviction process.
