Question: i sold my mobile home on a payment plan in april he paid 300 down payments started in june at 200 lease says if he is late 3 months contract is void so far he has been late every month but 1 what can i do i am tired of this person never paying on time it is the 12 and i still have not heard from him how do i get him out of my home

Answer: In any contract, the parties are bound by the specific terms of the contract they signed so long as those terms are not barred by law. Most contracts include due dates for payments and designate penalties for late or missed payments. When a party fails to pay at all, A.R.S. 33-742 has the guidelines for reclaiming the property.
