Question: I leased my home to partners with a small child 6 months ago. One partner left as the other brought drugs & wild parties to the home (as the neighbors attest). I would like to evict the remaining partner. What form shall I use?

Answer: Drug use by tenant could entitle you to terminate the rental agreement by provding "written notice of immediate termination" pursuant to A.R.S. 33-1368 A (2). If they fail to vacate you could then file a 'special detainer'(eviction) action pursuant to A.R.S. 33-1377.
