Question: I currently have a tenant that has not paid their rent. It was due on the 1st and they were sent late notices. They will not return phone calls but have emailed saying they will pay and then never follow through. I sent a 5 day pay or quit notice with delivery confirmation because in the past they will not sign/pickup certified mail. It was delivered on the 17th and it says they must pay by the 22nd. When can I file for eviction? Tomorrow the 23rd or do I have to wait longer?
