QUESTIONS

  • My father recently passed. He remarried 8 mos prior to his death. He had a will & a trust. In the trust, he left me & my brother his house which had balance. The will/trust states that his wife can live in the house "rent free" because it was supposed to paid off with the life insurance policy. It doesn't state that she has to pay the house off, but it is implied. However, it does state that she must pay the utilities, maintenance, property taxes, etc. She has yet to file the trust with the county, is giving $ to other beneficiaries & trading in his vehicle for new one. Probate or Trust Atty?
  • Does AZ Landlord Tenant Act apply to senior living facilities, specifically independent living facilities where residents contract with the facility includes some meals, use of facilities' transportation services, etc? (To be clear, I am not asking about assisted living facilities.)
  • If I have a neighbor who plays loud music (loud enough that my furniture vibrates and rattles) for hours on end (sometimes well past 11pm) and I notify my landlord what is the landlord required to do about it?
  • I allowed an ex to move back in while she "got on her feet." She has never paid rent or utilities and we have no written agreement altho it was understood at the time to be a short-term favor. It is now over 2 years and she says she doesn't want to move out until she can afford her own place. When we met 3 years ago she was renting a room in a house which is what I am suggesting she do again now - what are my legal options in terms of requiring her to move out?
  • I was wondering if I can file for emergency custody of my granddaughter being her mother has no home or bedroom for her no job and she uses drugs.
  • Property Tax Exemptions: found this information "or veterans with a service-connected disability who were residents of the state for at least four years prior to entering the service are also eligible for an exemption. There is no limit on the income of these veterans and the amount exempt varies with the total assessment and/or the level of disability." found this on AZTAX.org is this true? Can Disabled Veterans because I am deemed 100$ total and permanent. Thanks for your help because no one seems to know.
  • I was let go from the company I work for. I had employee housing that I took a paycut for to supplement me staying in the house. I was not given an eviction notice but was told that I needed to be out by 6 pm the same day. It was 1 pm when I was informed. My final check has been withheld until I move out. And my landlord/employer has told me the locks will be changed the next day. Is this even legal??
  • Our living TRUST was updated for the state of California; should it be updated for Arizona since this is now our primary residence?
  • I have an old felony can i change my last name
  • what are the fathers rights if not married?
