  • My wife and I rented a home in Sun City Arizona, a few months in, what they thought was a windshear tore off the Arizona room ceiling and threw it on top of the house. We call the owner immediately and let him know and he said he would take care of it, we also let him know we had our furniture in the Arizona room And would be covering it so that there would be no damage. Unfortunately, it was very hard and we did have rain, our high top bar set and tile top table and patio couch and chairs were ruined because of the heat. The landlord took almost 3 months to finally get someone to replace the ceiling.

  • I let a friend of mine live in my house rent free for about 7 months after she had a baby. I babysat and cared for the child while she worked and never charged her any money for childcare. After 7 months, she moved out but left most of her personal belongings in my house. It has now been 8 months since she left. How long does the law state that she has to come back and claim her belongings before her property is considered abandoned. And then do I legally take ownership of her property? I am VLI, formerly homeless briefly, compliant with my treatment every day since 2013 etc. I want to be grandfathered in terminable for cause only again.
