My landlord has not returned my security deposit. Next Monday will be 14 business days (AZ law) She is being shady and I have a feeling she has no intention of giving it back or my prorated rent for that matter. (It was a month to month lease but right after I gave my 30 days she found a new tenant so she owes me for 90% of the month as well) In her lease contract she wrote that she has 30 days to return deposit, however that goes against the state law. Will I have to wait 30 days or does State Law trump a lease contract?

I own my trailer but rent the space. The owner of the park passed away and we were left alone for a few months. Rent checks were returned and it was chaos. I received a certified letter saying I have not paid rent for 4 months, when I know I have. I have proof for 1 of those months, but cannot find the others. The office is open for 3 hours a day while I'm at work, so I stick it in the outside mailbox that is locked. Other tenants have received the same notice and said they also paid. Some tenants are also suing the park for abandonment. What can I do to prevent paying rent twice? Thank you

My husband of 14 years abandon my daughter and I and moved out of state without warning. I am getting ready to file for divorce. My daughter, who is 13, states that she does not want to have any visitation with her father of any kind. She is willing to state that in court or in writing or whatever is required. She is determined to have no communication with her father. Is there an age where a child can make this decision for themselves? She is not fearful of him she just wants nothing to do with him since he abandon her.
