Is there a form for community property assets?

My dad and my uncle owned my Grandparents old property my dad passed away suddenly. Now we need to sale the property, how do we get the title into just my Uncles name? The title is 1/2 1/2 by name. We are trying to avoid Probate due to the cost and little value the property holds.

My roommate had a friend come over and ask if he could spend the night. We agreed to let him spend the night and a week later he won't leave. He isn't a tenant here and pays no bills here. What do i need to do to get him out of my home?

Our divorce was granted 09/26/06. As part of the agreement, I was supposed to pay my husband $35,000 to buy him out of a rental house we co-own with my parents. He refuses to take the money and I am at a loss as to what to do. He now says he wants the house, but has done nothing to procure financing to buy out me and my parents. Do I go to court and petition them to enforce the court order or do I sue him for non-compliance? The property agreement was "not-merged" and I have been advised to sue. How do I do that?

My father has dementia- he is 76 yrs old and his current wife wants to put him in the VA in long term care- we are 100% against this as his Children. She won’t allow us any say with his care. I have medical power of attorney from several years back. Is there anything I can do and does that ever expire? She doesn’t know that I have this.

Does my landlord have a right to ask about proof of employment- even if I am paying my rent on time and in full each month? I have also paid all of the security, final month rent, and non refundable moneys when I moved in. He asked for proof of employment and bank account numbers on the application, I gave him my current which was out of state, now he is insisting on current employment and income amounts. He tells me that I am on a 6 month probation out of a 1yr lease upon proof of employment each month.

I signed up for online Lpn to Rn program online for 13,000 dollars with Achieve Test Prep and took one class that cost 300 dollars. After 1 month Achieve Test Prep said there program no longer supports AZ so i asked for my money back since i didn't cancel the contract. They said they can only send back 10,000 and charged me 3,000 in administrative fees. This is fraud how can i sue and get this in front of a jury and what are my options?

We requested our landlord hold our last month's rent (lease was not being renewed) and she agreed. We moved out early and returned the keys. Are we still the legal tenants of the home? She is refusing to allow us to use the driveway to park a vehicle.
