My husband managed a duplex for 4 yrs until he passed away 2wks ago, We moved from duplex 9 months ago he subleased our apt to"friends" the terms we may move back anytime & still use 50% of the property as our own. He also had a rv that he had rented out &occupants remained a watched over property. Within 2wks of his death sub leasers told owner about rv & occupants which was explained & a non issue. Sub lessees then insisted I remove my property per owner,Tenants under our deposit owner said he will be here Tues to take inventory &if anyone removes anything he will consider it property damage

My boyfriend and I are leasing a new house. We had paid a pro-rated amount of rent for the end of June. The swamp cooler in the house had a broken pump and a handyman repaired the cooler on July 2nd. Seeing as how the house was uninhabitable during that time, we would like to get our pro-rated rent money back. What are our rights in this situation and what is the responsibility of the landlord?

I am in the process of evicting a roommate. I took it to court, and have to restart the court process because the 5 day eviction notice was not certified mail. She has left all of her things for about three weeks now. At what point am I legally allowed to move her belongings to put another roommate into her old room? And what would I have to do for her property to roll over into my possession, so I can legally remove it from my home or dispose of the items?

What happens if a landlord fails to give an itemized list of damages, and the amount owed to landlord in the 14 day period?

The property owner wants to charge me HOA fees for grounds maintenance. I am a tenant in an apartment complex. When questioned, they said they could do this according to Arizona General Provisions 33-1314 and 33-1314.01. I think this addresses utilities, water and separate meters, not HOA dues. I also will not have access to CC&R's, or be able to have a seat on the board or see the financials, because (in their words) I am not an owner. Can you let me know if they can in fact charge me HOA dues?
