We are renting an apartment unit in Flagstaff for my daughter who attends NAU. The tenant above has flooded our unit 3 times in the last year because of connecting an illegal bidet. A couple weeks ago the unit flooded for the 4th time because of the sprinkler system. With the most current flood we asked for some diminution since one of the rooms and the laundry was unusable and asked for utility compensation because of the electricity the fans were using. The company gave $25 towards water but will not give any credit towards the rent. What can we d?

My Park charged me a $5 per day late fee on unpaid late fees. Is this legal in Arizona? The park applies any payment made to the amount due, thus guaranteeing that any payment made that is less than the entire amount owed will be subject to late fees for the entire time additional money is owed. I believe there are laws preventing that practice for mortgages but I'm unsure about rentals or leases. Shouldn't payments first be applied toward the monthly rent or lease and then any additional payment be applied to late fees? And isn't it illegal to charge interest or fees on late fees?

Do I have to run credit on everyone that turns in an application to rent my property? What are fair reasons to deny the application without running a background? I have an applicant threatenubg to file a complaint on a violation of the fair housing act, citing race as her reason. honestly, i’m not sure what race she even is but I denied her because she stated on her application that she filed for bankruptcy in 2010. I was wondering if my ex was allowed to ask me to pay child support from the day our child was born even though we were together until he was 4? We just moved in a month ago to our first apt and we have a pitbull and boxer mix and we disclosed that info on day one. The lady we talked to the first day said it wouldnt be a problem and the just put in boxer for the breed. Fastforward to a day ago we get a notice saying that there was a complaint that we had a pitbull and they are not allowed at my apt complex. I went to the office sayong there was clearly a mistake but no she gave me a ten day notice to get rid of my dog or give 30 days notice of us wanting to move out. I read over the lease agreement and the pet addendum and there is nothing about breed restrictions or pitbulls. Who is in the wrong and where do I stand legally?

Put a deposit on a two week rental in Dec 2016 for March 2017. Now I am being told the agreement cannot be honored and my deposit will be refunded. Is this totally legal?
