  • My tenant lied about having a puppy. My home is a no pets home. She moved the dog in when she moved it. When we found about the dog we gave her a 10 day notice letter that she had no idea was coming. Within 18 hours she went on a website and got a letter saying that the puppy is now an emotional support dog and if we try to evict her she will sue us under Federal Housing Act. What are my protections? Add said no pets, applications said no pets, lease says no pets and she lied. Also advertised in local neighborhood website for a pet sitter. So, it wasn't an emotional support dog then
  • I am currently renting out my home to a couple and they have violated the rental agreement on a number or accounts. They have decided to make "repairs"/"upgrades" to my property without my authorization. They have a pet which is against the terms of the lease. They are also consistently late with their rent. Am I within my rights to given them a notice to vacate the property due to breach of the leasing agreement? If so, how many days notice do I have to provide?

  • i'm a 16 year old who recently moved to phoenix. my parents have been going through an ongoing horrible court case. my mother suffers from 9 mental illnesses and constantly emotionally abuses me and my 8 year old brother. as a result of the court case which started in nevada, we stay with our mother on the 1st, 2nd and 4th weekends of every month but it is absolutely unbearable. i was wondering if when i turn 18 i could adopt my brother even though our mother will never sign the papers. my brother is also adopted from birth.

  • We gave a roommate 30-day verbal notice that his month-to-month lease was up. If he doesn't leave could his drinking binges (including driving on a suspended license, with no insurance), and belligerent, vaguely threatening but scary behavior be enough to get an immediate eviction started? He will go into the kitchen falling down drunk when everyone else is asleep, and I'm afraid he could start a fire, by accident or on purpose. Or would we have to give him written notice and start from square one? Thanks!
