QUESTIONS

  • If your apartment floods due to the negligence of another apartment owner and you are required to move into a model unit temporarily, is rent still owed? I have read that rent for that current month is not but what if it takes longer than 30 days to fix the apartment?
  • How do me and my Husband go about getting Legal Guardianship over our Stepgrandaughter? Here Biological have Legal Guardianship over her since last year. But they have moved out of state and chose to leave the 15 year old here in Arizona with her Mother. The 15 year old and her Mother had a blow up at the end of Dec. 2014. So we were called and asked if we could take her and that her Mother wanted nothing more to do with her. So we've had here since Dec. 29th 2014. The Mother had me write up a letter stating that she was giving me and my husband power of attorney over the 15 year old.

  • I'm the landlord and I want the people to move I had them evicted 8 months ago and then I felt sorry for them when they asked if they could sleep in their car in driveway with their 2 small children and their dog . I tried to evict them again last month for nonpayment of the utilities and failure to dispose of their huge pile of household trash , unfortunately I gave them a 24 hr notice to clean it up so I did not win the eviction , the verbal agreement was that they were to pay utilities water trash electric . I want them out What forms can I use to remedy this situation ?

  • I was charged for burglary and theft felonies. I signed a plea admitting to the theft and the burglary charge was dismissed. After completing my probation the theft was reduced to a misdemeanor. I then had the misdemeanor set aside. Both the burglary and theft are showing up on an apartment background check and they don't say anything about being dismissed or set aside. Could this be an error? Could the court have mistakenly not cleared the conviction? Or is it the program they are using is not accurate? Thanks
  • My children are 15 and 9. I would like to take us on a trip to Europe. When looking at the passport papers it says I need the "other" parent to sign off on Form DS-3053, consent for a minor child to get a passport. My children's father hasn't had ANY contact with them in the past 9+ years. Is there a way around this? Can I file something with Arizona court? Doesn't the length of time count as abandonment by him? Thank you.
  • My step-son was arrested by Phoenix PD on 2 counts of agg. assalt w/deadly weapon. He was protecting his mother from a drunk neighbor who was about to beat his mother up at their front door. He had picked up his rifle and had it in his left hand when he open ed the door to get his mother inside their apartment and away from the drunk. My question is why was he even charged? As an ex-law enforcement officer I would see this a self-defense. The state is now wanting to give him up 25yrs per count. Is there any case histories that a ruling would apply this case to self-defense.
