I am plaintiff in a civil claim; lndlrd did not return sec deposit OR an itemized list of damages w/in 14 days; she claims over 8K in damages which I did not do.She claims she mailed the itemized list. I NEVER REC'D it; I filed in small claims; she ignored 4 attempts by the constable to be served. I motioned to serve, and constable served her. In her small claims answer she includes a letter w/ a date (w/in the 14 days), but it was apparently mailed by first class mail. I DID'T receive this. How do I ask to enter premises to see if item was replaced.I am in discovery process now. Thank you.

My husbands ex wife took out a loan on him without his permission and him being there. Is there any criminal or legal options to pursue her or is this something we have to civilly approach?

It is time to renew my lease and a Bed Bug Addendum was added. It has harsh provisions for tenent payment of treatment expenses, even being responsible for adjacent units, even if you did not cause the infestation. The AZ law states you can be charged only if you fail to report. Is this Addendum legal. If I refuse to sign it can I legally be denyed the right to renew my lease? If I do sign it to renew the lease, will it hold up in court? Can you point me toward a lawyer in the Phoenix area who has experience with this? Thank you!

Me and the mother of my child do not have any custody but I have had my daughter sense last May 22nd does that give me legal rights and custody or something?

I am on a month to month lease. On December 4th I gave notice to landlord that my last day in the property will be January 5th. They are stating I am violating the law and that my 30 day notice is not valid as I would have had to give it to then November 30th for December 31st move out date. Is this true?

My husband and I are renting a home from an out of state owner. The property is managed by a property manager. We replaced the hallway carpet in February due to our pet rearing it up. Per our pet agreement it was our responsibility. 1 week later a hose under our hallway bathroom but and caused it to flood. Damaging the tile floor in the kitchen. Now they are trying to say we tampered with the hose and are responsible for half of the bill, inspection and replacement of the carpet. Can they do this?

A few days after a pest control issue, house of filled with dead animal smell coming from the AC vents. I couldn’t get in contact with my landlord. My husband gets up in the attic to try to Search. He determined it was not in a ducts, but most likely fell into the mail AC unit. My landlord has sent two different people out to 1. Cover the smell, 2.reconnect the duct. He has yet to send someone to open/check inside the unit. I have an immune compromised 2 year old, no ac, & a dead animal in air system (which is a big health hazard). How long can he drag his feet? What are our options?

The home I rented went into foreclosure and was sold, unbeknownst to me or to the property management company (manager was not the owner). I made 2 rental payments to the management company during the time between the home being sold and us becoming aware of it. I made a CFK agreement with the new owner and requested my deposit, as well as the 2 rental payments back from the manager. They told me to give them a key and they would return my deposit, even though I made it clear I was not moving out. I returned my key and they refused to return my deposit or payments. Do I have any recourse?
