  • I am a grandparent I have paid for everything for granddaughter since the day she was born now my daughter says I have never done anything for her and says that I'm not her grandmother what court papers do I need to file to get visitation with my granddaughter
  • my husband has a 7 year old daughter from a previous relationship we moved here from hawaii to be closer to her. in dec. 2012 she came to live with us, now in 3/2013 her mom wants her back when the school year is over. does my husband have any rights. he loves his daughter and wants her to live with us. his daughter like living with us too what can we do? were do we start? does he have a right to keep her? or does he have to just give her up again? my husband is heart broken Her mom doesnt have a stable job or home. when we got her they were living in a domestic violence shelter WHAT TO DO??
  • Thank you for taking the time to answer my question. I have 2 siblings and a step sibling who are sole beneficiaries of a trust. My step dad passed almost a year ago. We have heard nothing about the status of the trust. All of his personal property has been sold and presumably those funds have been added to the trust. None of us are contesting the distribution of funds. How long should it generally take for us to hear when we may receive our inheritance and how can I follow up on the courts progress?   • If an undesignated felony 6 is dropped to a misdemeanor; is that person still considered a felon? Are they still required to report a felony conviction or can they legally state they are not a felon? What are the benefits of getting a felony dropped to a misdemeanor? I understand the expungement and set aside concepts but if a background check still shows a felony even though it was dropped to a misdemeanor and set aside what do we have to do to get it to show accurately and display the conviction as a misdemeanor? Whats the point if getting it dropped and set aside if it shows a felony?
  • Can a landlord, as part of the lease, require the tenant to agree to only require 12 hours entry notice? Our new lease includes a provision that acknowledges the appropriate section of the ARS, but does not mention the 'two days' requirement. Quoted here... "Tenant agrees that Landlord, its agents and contractors, shall have the right to enter into the leased premises, or any portion thereof, upon twelve (12) hours oral or written notice to Tenant, for the purpose of inspecting the same or performing such repairs or maintenance as the Landlord deems reasonably necessary.
  • I am being evicted due to non-payment of rent, when I asked our landlord if she would use our security deposit towards rent owed, she stated that is not allowed under AZ law. However, in the AZ Landlord and Tenant Act it states that Security deposits may be used towards the payment of all rent. Which is correct?
  • I have a signed lease that states my rent is $680 for my student apt. Before moving in the apartment was changed and the new rent became $50 more per mo. I paid this, but never signed an adendum to the original lease - this is my first apt rental. Do I have any recourse to ask for the $50/mo back (now totaling $250) since the amount was never part of my lease or because I paid it, does it mean implied acceptance and binding. They are charging me a break lease fee and I'm trying to get them to come down on the amount. I feel I was taken advantage of since I'm young.

  • I am a disabled female residing in an apt. complex which has been in poor condition since I moved in over 2 yrs. ago. Repairs are RARELY made and I now have a mice, termite, tick, and either a chigger or bedbug infestation which is a MAJOR health issue and an emotional one as well. I've asked the landlord for assistance as I am on SSDI and live month to month. Despite ALL my efforts, she continues to ignore me. Isn't it the Realty company's responsibility to assist with an exterminator? PLEASE HELP ME!
