My friend was issued a trespass ticket for being at a light rail station without a bus pass/ticket. The train was nowhere near the station & he had ample time to buy a ticket before the train arrived. Is this legal?

I belong to a Property Owner's Association. The manager and the original Developer states we do not follow ARS Title 33 because the Association is a non-profit corp. and does not own property. We are all mandated members that must pay dues to maintain the roads that are dedicated to public use. We have bylaws, CC&R's. Is this true? The developer is getting properties back thru foreclosures and says he does not owe dues and is using his 10-1 votes from the foreclosures. Our CC&Rs say that if the first mortgagee gets property back they are not liable for past dues, but from acquisition. Help?

The apartment above mine had a toilet over flow. it leaked through my ceiling and damaged my daughters bed all her toys and clothes, my kitchen table, my wood furniture, went through the cabinets and wet all my dishes and cups (I cant use them after they have had toilet water on them) my couches and the ceiling has water pockets and carpet was mushy and soaked my linen closet was all wet and damaged everything I had in there. can I get out of my lease without paying? Are the Apartments responsible for my belongings or the tenants above me responsible or am I just screwed? my apt stinks!

We are renting our townhouse in another city in Arizona. We signed a 1 year lease with our tenant. The lease currently came up for renewal. Our tenant wanted to go month to month. We were not willing to do so, but said we were willing to shorten the new lease to 6 months. The tenant said (on the phone) that that would work for her. We drafted a renewal page, mailed it to her to sign. we included a prepaid, self addressed envelope. It has been several weeks, we have not received the signed renewal agreement yet We have called several times and she does not answer/return calls What should we do

I have lost my mother on November 2018. I understand I need to file taxes for her. My accountant says I need to get her (deceased person’s) representation to file her last taxes. What forms I have to fill? Where do I apply to get the representation? Where can I get some help regarding this process?

Both parents share 50/50 custody but one of the parents resides in a different state. The parent that lives in Arizona is awarded all Holiday Breaks, including spring and summer break and the other parent has the child for school year. Due to the COVID19 both parents do travel to/from set location agreed upon from the court. Now when its time for parent in AZ to exercise their parenting time, what can be done? Will the parenting time be voided due to one parent lives in another state? If the parent can't come with compromise, what should be done if Parent in AZ wants to exercise parenting time

I own a mobile home and rent out the space. I had come to an oral agreement with a family member for him to rent out one of the rooms within my mobile home because he was going through a hard time in 2016. Recently, he has gotten out of control (Alcohol & Drug abuse) and I fear for my safety and want him out. Can I call law enforcement to remove him after the 30 Day Notice has expire? What is the proper way to provide a 30 Day Notice? Does this document need to be notarized and mailed? or can I just post it on his door? I want to do things right and get this over with. Please help!
