What is the correct procedure for serving a 5 day notice to a tenant? Does it need to be served via certified mail or can it just be taped or put on the tenant's door? Thanks for answering.

I am a landlord for a home in Queen Creek. I've been notified by 2 neighbors that the tenants in my home have 5+ dogs that are a barking nuisance and are conducting a breeding business. The rental contract only discloses 3 dogs and no breeding was ever mentioned. I want to know what my liability is as a landlord if the dogs get out and bite a neighbor. Am I required to maintain a tight fenced yard? Is the continual barking nuisance my concern or should I tell neighbors to call animal control?

This problem is strange. My daughter's ex-sister-in-law is demanding to have personal phone calls and visits with my 15 yr. old granddaughter and is usurping my daughter's parental authority. My daughter has informed her ex-sister-in-law she is forbidden any further personal contact with my granddaughter. The ex-sister-in-law lashed out saying she was taking my daughter to court. This woman is ludicris in thinking a legal case could ever get started. My daughter is a wonderful responsible mother and my granddaughter is having teenage tantrum issues. Question: Is this a legal case at all?

My mom's land lord gave us a letter that we had to sign for from the mail man stating that she had 60 to move out. His reason for kicking my mother out was " He wanted new tenants"? Is that legal in Arizona also his appointment does not have any smoke dectors there mold in the bathroom and kitchen I have ask him 6+ times to address this issue and he reply is ok I'm going to have someone come out and fix the toilet n sinks but no one ever came my mother has been in the hospital 4 times now due to his neglected duty to fix things in his apartments. He is a slum land lord can someone please help.
