QUESTIONS

  • I signed a lease that will start in a few days.the lease states all appliances will be provided. If upon taking possession of the Unit all appliances are not provided,do I get back my earnest money?
  • I was told by a few friends that during the summer months in Arizona, when your involved in an eviction, that when small children are involved the landlord is unable to evict the family when there is no resources to provide shelter. Is this correct?
  • In Arizona the state law requires that a security deposit must be returned within 14 days of the move out date. Does this law still apply if my lease agreement states that the refund will be sent out with in 30 days? Do they still have to provide the refund with in 14 days? or does the lease agreement void that law?

  • My room mate did not pay rent. My apt manager and I agreed to let her out of the lease today. Nov 1st, she did not pay Nov rent and refuses to. Can I change locks? I have given her the weekend to come get her things and she has agreed to that. If she does not come to get her things can I change locks on Monday so she doesn't come and go?   • My landlord mislead me about the pool having a black stain in the deepest part. The "stain" turned out to be black algae and it spread throughout the pool. I put the landlord on notice and he had the pool drained and treated two days later. However, when I asked him when the pool maintenance would resume, he went crazy and said he was going to evict me and charge me for all of his expenses in repairing the pool. He has threatened me repeatedly out of retaliation for complaining about the pool. Can I terminate the lease because of his repeated threats?
  • I recently had to go to court over child support/arrears. I was ordered to pay more than i can afford and I'm a 100% disabled medical veteran who only receives that money alone. The court told me that I would have to send in the money and they would not be able to take it from me. I have only 3 months left until my child turns 18 and the child support turns into only arrears. I am willing to pay something, but i cannot afford what they told me to. I need all the information for my state laws that can either help me in the best possible solution. i have read where some never pay after disability.
