QUESTIONS

  • 2 of the burners on my stove have gone out. I notified management who is just going to replace it instead of repairing it. They sent someone to remove the stove on Thursday 9/24/15. It is now Saturday 9/26/15 and we have no stove. The vendor says it will be Tuesday 9/29/15 before we have a stove. Can i turn in receipts for food expenses while we are without a stove? Rent is due on 10/1/15 and I'd like to subtract a reasonable amount from my rent for these expenses since I can't cook at home.
  • I'm a property manager and I have a tenant who pays rent however her adult son is on drugs and liters and trespasses on the property and sleeps on her front porch. Many tenants have been complaining and do not feel safe. Can I legally evict her for to her son not being on the lease. My tenant won't let him in the house but leaves food and water out for him each night.
  • how long does it take to receive an eviction notice from the court from the time of non payment of rent? I s it a matter of 1-3 weeks or is it 2-3 months?
  • My ex-wife took out a protection order against my 17 year old daughter's boyfriend back in March 2011. My daughter did not wish for this but could not stop her mother. Now my daughter is 18 years old and wants to be removed from the protection order. Can she do this in a simple manner? Or does she have to hire a lawyer and go to court?
  • I entered into a contract with a landscaper to do the landscaping in our new home but decided to break it as he was too expensive before he did any work or submitted the plan to the HOA. Am I liable to pay him 10% of the contracted amount per the contract ?
  • I have lived in my park for 16 years, gone thru at least 4 management changes and decided to sell my mobile home and move. I have only ever signed the original lease, no addendums, have never been provided any new rules or regs, have continuosly asked to have my electric and water bills researched, and have NEVER gotten a response as to why when I lived away from the home for a month my water bill was $92. Now, since I have sold my home, the management company is coming after me for the last month rent and utilities. I requested a copy of he standing lease on my account and they refused.
  • My wife passed away in October and a little while after I received a letter from a collection agency called GC Services saying she owed over 49K to them with the original account being from Educational Credit Mgmt Corp. (student loan)I know Arizona is a community property state but am unsure if I am responsible for her debt. I never signed on any loans and she has no estate to distribute to creditors. Her name was not on the house, cars, or anything. I don't feel like I am responsible for the debt but thought the law might see it differently. I have not contacted the collection agency.
  • If I buy a new vehicle how many days to back out do I have after signing papers if I do not want the car?
  • I moved into an apartment and signed a one year lease, which is up in October. I signed up for Direct TV and they installed a satellite dish. Other tenants have dishes, as well. The complex changed property mgmt companies in June and they told us we had to discontinue our service and remove the dishes, as they were painting the outside of the buildings. They also told us we could not reinstall the dishes. I haven't had TV service since July 1. Can I legally break my lease without cost to me?
  • Can a landlord put into the lease and expect a tenant to comply with broken windows not being replaced? All windows also do not have screens. Also the property is riddled with garbage, tires, glass and many other things. Please help...I really believe the landlord is wrong on this.
