  • Can a landlord, as part of the lease, require the tenant to agree to only require 12 hours entry notice? Our new lease includes a provision that acknowledges the appropriate section of the ARS, but does not mention the 'two days' requirement. Quoted here... "Tenant agrees that Landlord, its agents and contractors, shall have the right to enter into the leased premises, or any portion thereof, upon twelve (12) hours oral or written notice to Tenant, for the purpose of inspecting the same or performing such repairs or maintenance as the Landlord deems reasonably necessary.
  • My wife and I separated she stayed in the house. The house is in her name only we moved in together in October 2001. I moved out in March 2007 am I entitled to half of the proceeds from the sale of the house?
  • My husband had what was deemed by a Dr. at Mayo as necessary surgery in 2008. All insurance info was provided and they knew he was Medicare. No one said a word about the possibility of no coverage. Now, 3 yrs. later, medicare has said they won't pay the claim and Mayo has said we owe $10,000 which would be impossible to pay since we are on SS and pension. Had we been told that at the outset, we would not have proceeded with the surgery. Wasn't it Mayo's responsibilty at the time to check out if they would get paid? How do we get this debt dismissed?
  • Before my husband died in 2007 we took out a loan with citi financial. Our 2004 truck was used as collateral.My husband was the primary signer. I paid on this loan as long as I could but stopped 4 years ago. The truck was never repossessed and still sits in my yard. I contacted Citi as I was willing to give up the truck. They told me I had to send them a death certificate. But if they had repossessed it they would just come pick it up. They also said to get the title back I would need to send them an estate administrator document. According to the probate judge this would cost about $1,000. I cannot afford that. will I be able to ever get the title back?

When my father dies, my mother won't be able to afford the car payments and the car is worth less than the balance owed. They live strictly on Social security. There won't be any inheritance or such. Is my mother responsible for the debt of the car after my dad dies even though the car isn't in her name?
