My children (14 & 17) just started overnights with their father. After a 9 month period where he didn't visit them at all. He has a live in girlfriend and 1 year old child with her. He is now in the habit of leaving my kids to babysit the 1 year old and go out with his girlfriend during his visitation. He and his girlfriend go out drinking. They have a domestic violence history (but more than 2 years ago) involving alcohol both times. Can I prevent this in any way? Isn't visitation supposed to be for my kids to spend time with their father, not babysitting his new kid until midnight/later?

I got a harassment injunction against someone in February 2018, they violated it and are being prosecuted today Oct 2018. They were threatening before, but now they are extremely angry. I am trying to break my lease becasue I dont feel safe with this person knowing where I live and my apt landlord says my injunction/ PO is too old and because it wasn't domestic violence, it doesn't count. This person has threatened me and is obviously being punished by law, what can I do? What AZ statutes if any allow me to break my lease due to my situation?

Iam a 82 year old widow living on my husbands retirement and ss . My house is paid of , but I pay a small common fee . I recently took out a 130000 loan against my house to help my Granddaughter build a new house . She is now going through a divorce and is not paying me for the loan ( always two months late). The bank is threatening forclosure against my home I am living in. I was going to take a loan against my retirement to pay off the loan . The new house is in my Granddaughters name and her ex is living in it . Can I have my name put on the house and have her pay me rent without bad tax implications. I have three children that this house should be on the estate . The bank has been sending preforclosure papers against the house I live in . I am afraid I am going to lose everything . My Grandaughter refuses to sell her house snd pay me back . I dont want to hurt her . I was only trying to help . She has a new baby

A neighbor verbally agreed to pay half of the cost to replace a shared section of backyard fence after it blew down from a storm. She said she couldn't pay at the time but would pay later, and never has. She will not answer her door or phone, so I sent a certified letter but no response. Other neighbors paid when job was complete. She owes me $378. I want to avoid small-claims court but can't find information about mediation. What are my options?
