  • Can someone who is in the US illegally sign a disclaimer deed when their spouse is purchasing a property and if so, would that deed be legally binding?
  • My husband will still be in prison when our child is born, do I need to have him sign the birth certificate from prison or can I just list him as the father as we are married?
  • My apt. was flooded by the septic, raw sewage came out in my 2 bathrooms shower/tub. carpets soaked. I was not home at time, my children had noticed the problem, the neighbor contacted the management,her apt. was also flooded; when I arrived home and called it was after office hours; I contacted the build. maint. I told them we are not staying, we needed to be placed elsewhere, he talked with management, they gave us a 1 bdrm apt. myself and mother are both disabled. Is this not biohazard?? toxic? shouldnt the carpets be replaced? WHAT ARE MY RIGHTS?
  • We live in a 55+ Mobile home park. My dad & mom bought it about 8 or so years ago for me. They lived in it and are on the rental agreement But I'm the owner and not on the rental agreement. But my Husband and I have been living here for about 4/5 years now we pay the lot rent and the utilities.   • I had an altercation with one of my neigbors due to him pullin in reverse & almost ramming our car. the guy got offended & backed up to anothr vehicle of his to get a gun & confront me. We called 911 & the police arrived soon but the guy was already out of sight, probably hiding in his apartment. there is a case# filed.what can I do about it? How are my wife & kids supposed to feel safe with this guy arround?
  • We terminated our lease early. We gave them notice in writing. They have continued to stall getting the house rented to someone else. It was ready to be moved into at the first of the month and they won't even let a new tenant look at it until the 10th. I read that according to Ariz rev stat 33-1370 that a "landlord has a duty to find a new tenant". I'm having a problem finding that actual wording in the law. We are on the hook for rent until a new renter is found, but it seems they are preventing that.
  • I have a tenant with a one year lease, the lease will expired in another 4 months, but the tenant has neglected to report damages cause by water leaks on the roof, and most of my ceilings are falling down, I have extensive damages due to the tenant not notifying of the water leaks, I will very much like to give her 30 days notice to leave the premises, it's going to cost me lots of money to make the repairs and since the leaks are being going on for so long my homeowners insurance wont paid for them, can I send a Unconditional Quit form to the tenant? Thanks.
